Electrical Rewiring in London

A full electrical rewire replaces the agreed fixed wiring and circuits throughout the property. It can include new socket, lighting and dedicated circuits, new accessories, consumer-unit work where specified, and checks to earthing and bonding. The exact scope is confirmed after a site survey and is set out clearly in the quotation before installation begins.

A full rewire covers the agreed electrical installation across the whole property, while a partial rewire is limited to defined rooms, circuits or alterations. Partial rewiring is only suitable where the retained wiring can remain safe, serviceable and compatible with the new work. The existing installation is assessed before the final approach is recommended.

A property should not be rewired purely because of its age. Rewiring may be recommended where wiring is damaged or deteriorated, the installation has unsafe alterations, there are widespread faults, the existing circuits are unsuitable for planned use, or an inspection identifies extensive remedial work. A survey or EICR can help establish the condition before major work is planned.

No. Older properties do not automatically require a full rewire if the existing installation remains safe and suitable. The decision depends on cable condition, circuit design, earthing, protective devices, previous alterations and the planned electrical demand. In some properties, targeted upgrades or a partial rewire may be more appropriate than replacing everything.

The agreed scope may include new fixed wiring, socket circuits, lighting circuits, dedicated supplies for appliances, new switches and outlets, protective devices, consumer-unit work, earthing and bonding upgrades, inspection, testing and certification. Access routes, accessory finishes and any work excluded from the quotation should be confirmed before the project starts.

A consumer-unit replacement is included only when it is listed in the agreed quotation. It may be required where the existing unit cannot safely accommodate the new circuit design or suitable protection. The survey considers circuit capacity, protective devices, earthing arrangements and compatibility before confirming whether the consumer unit should be retained or replaced.

The programme depends on the property size, layout, number of circuits and electrical points, access, occupancy and the amount of making good required. An empty property is usually easier to schedule than an occupied one. The expected first-fix, second-fix, testing and handover stages are explained after the survey and before the installation date is agreed.

Sometimes, but rewiring is disruptive and normally involves temporary power interruptions, access to several rooms, lifted floor coverings or agreed cable routes, dust and coordination with other trades. For larger projects, an empty property may be safer and more efficient. Where the property remains occupied, access, isolation and any temporary supplies must be planned in advance.

Not automatically. Electrical quotations normally cover the installation work described in the agreed scope. Chasing, patch repairs, plastering, decorating, floor repairs or final making good are only included when stated. The electrician should explain the planned cable routes and identify where separate building or decorating work may be required.

Rewiring prices are confirmed after a survey because each property and specification is different. Cost is affected by size, layout, construction, number of circuits and electrical points, access, occupancy, accessory finish, consumer-unit requirements and making good. Electro Conduct provides a scope-based quotation, and is not currently VAT registered, so VAT is not added.

In dwellings in England, a full rewire and the installation of new circuits are generally notifiable electrical work under Part P of the Building Regulations. Notification is normally completed through a registered competent person scheme or through building control. The route used and any compliance documentation should be confirmed as part of the project.

For a completed rewire or new circuits, the appropriate electrical certification normally includes an Electrical Installation Certificate and the associated inspection and test schedules. Where domestic work in England is notifiable, a separate Building Regulations compliance certificate should also be provided through the applicable notification route.

Yes. Commercial and occupied rewiring can be planned in phases where practical. The survey considers working hours, access, safe isolation, essential equipment, temporary arrangements and operational disruption. The final programme should identify which areas are affected, when supplies need to be switched off and how the work will be coordinated with occupants or other contractors.

Prepare a list of required sockets, lighting points, switches, appliances and future electrical needs. Provide plans where available and mention extensions, kitchens, electric showers, heating, EV charging or home-office equipment. Confirm whether the property will be occupied, identify access restrictions and decide on preferred accessory styles before the quotation is finalised.
