Fire Alarm Systems in London

The correct system depends on how the building is used, its layout, occupancy, sleeping risk, escape routes and the findings of any Fire Risk Assessment. A home may need interlinked smoke and heat alarms, while an HMO, office, shop or commercial building may require a panel-based conventional, addressable or wireless system.

Smoke detectors respond to smoke and are suitable for many circulation and living areas. Heat detectors respond to a rise in temperature and are commonly selected for kitchens or places where steam and cooking fumes could cause unwanted alarms. Multi-sensor devices combine more than one sensing method and may improve detection suitability when correctly specified.

A conventional system groups devices into zones, so the control panel identifies the affected area. An addressable system gives each detector, call point or interface a unique address, helping users locate the activated device more precisely. Addressable systems are often considered for larger, more complex or higher-risk premises.

Wired systems use fire alarm cabling between devices and may suit new installations, refurbishments and premises where cable routes are practical. Wireless systems communicate by secure radio links and can reduce disruption in finished, listed or difficult-to-cable buildings. The final choice should follow a site survey, risk assessment and radio-signal assessment where applicable.

Interlinked alarms provide a warning throughout the property because activation of one alarm causes the connected alarms to sound. This is especially useful in multi-storey homes and where occupants may be asleep or remote from the fire. In panel-based systems, detectors, call points, sounders and interfaces operate according to the agreed cause-and-effect design.

The Responsible Person for a business or other non-domestic premises must arrange and keep the Fire Risk Assessment under review. Its findings help determine whether automatic detection is required, which areas need coverage, how people will be warned and whether additional measures are needed for sleeping, vulnerable or high-risk occupants.

A fire alarm category describes the system purpose and the extent of detection coverage, while the grade describes aspects of the system construction, power supplies and fault monitoring. The appropriate category and grade should be specified from the property risk, use and applicable requirements rather than selected from the building size alone.

In England, rented-home rules set a baseline requirement for a smoke alarm on each storey used as living accommodation and carbon monoxide alarms in specified rooms containing fixed combustion appliances, excluding gas cookers. HMOs and licensed properties can require additional detection, interlinking, panel equipment or maintenance under fire risk, housing and local authority requirements.

Manual call points allow occupants to raise the alarm when they discover a fire. Sounders must provide an effective warning, while visual alarm devices or specialist equipment may be needed where background noise, hearing impairment or the building use could prevent people noticing an audible alarm. The required devices are determined during system design.

Often it can, but compatibility and condition must be checked first. We review the control panel, device range, available zones or loops, power supplies, batteries, cabling, records and existing faults. An extension should not compromise the original system, and obsolete or unsupported equipment may make partial or full replacement the safer option.

The completed work is inspected and functionally tested. This may include detectors, manual call points, sounders, visual alarms, control-panel indications, standby power, fault monitoring and any connected interfaces. The agreed cause-and-effect operation is checked, and appropriate labels, user guidance, test records and certification are provided for the work completed.

Business fire alarm systems should be user-tested regularly, commonly through a weekly test arranged by the Responsible Person, and maintained under a planned schedule by a competent provider. Domestic alarms should be tested and maintained in line with the manufacturer’s instructions. Faults, activations, servicing and changes should be recorded where a logbook is used.

False alarms can often be reduced through correct detector selection and positioning, clean devices, suitable maintenance and careful management of activities that create dust, steam or fumes. Repeated activations should be recorded and investigated rather than simply silenced, as they may indicate contamination, poor siting, a system fault or changed building use.

Remote monitoring can pass an alarm or fault signal to an alarm receiving centre or another nominated service. Whether it is required depends on the Fire Risk Assessment, occupancy, sleeping risk, staffing, insurer requirements and emergency plan. Monitoring supports alarm management but does not replace evacuation procedures, testing or maintenance.

Cost depends on the property size, required category or grade, system type, number of devices, cable routes, access, interfaces and the condition of any existing equipment. Send the postcode, property use, floor plans or room list, Fire Risk Assessment if available, photos of the existing panel and details of known faults. Electro Conduct is not currently VAT registered, so VAT is not added.
